How the figures were verified
Foreclosure. Read from the Nebraska Legislature's own statute pages: §76-1005 (power of sale), §76-1006 (notice of default and the clocks), §76-1010 (the trustee's deed), §76-1012 (reinstatement) and §76-1013 (deficiency). The quotations on this site are verbatim from those pages rather than paraphrased from a secondary summary.
Property tax. From §77-201 for the valuation rule and the agricultural carve-outs, and §77-3502 for the homestead definition.
Yields. Zillow typical home value (ZHVI, 33rd–67th percentile, smoothed and seasonally adjusted) against Zillow typical asking rent (ZORI, smoothed and seasonally adjusted). Same publisher, same month, 31 August 2026, pulled 2026-10-07. Eleven Nebraska metros published both. Mixing months or publishers produces a ratio that looks precise and is not, so we do not.
★★ One finding is an absence, and we say so
The claim that most distinguishes this site is that no occupancy distinction exists anywhere in the Nebraska Trust Deeds Act. That is a negative finding, which means it was established by reading §§76-1005, 76-1006, 76-1010, 76-1012 and 76-1013 and not finding one.
We state it as a negative finding rather than as a positive rule, because that is honestly what it is. If a section we did not read conditions something on occupancy, the claim is wrong and we would want to know. The sections we read, quoted.
★ Why citations were tested before writing
A citation an AI crawler cannot read is not much of a citation, so every source on this site was fetched under both GPTBot and ClaudeBot before it was used. The Nebraska Legislature serves its statute pages cleanly to both, which is why the statutes carry every legal citation here.
★ One guessed Department of Revenue URL on the Property Tax Incentive Act returned 404 during research. It was discarded rather than published, and no claim about that programme appears on this site. Guessing a plausible URL and shipping it is how a dead citation gets into a page.
★ What we refused to publish
- Any Nebraska effective property tax rate. Effective rates vary by taxing district and we did not verify one at a primary source.
- Any homestead exemption percentage, dollar amount, income limit or valuation limit. §77-3502 defines the homestead, and that is what we read. The exemption's categories and limits sit in later sections of §§77-3501 to 77-3529, which we did not read this pass.
- Any total foreclosure duration. The Act sets the one-month cure period, not the elapsed time to a recorded trustee's deed. The publication and posting schedule under §76-1007 was not read.
- Anything about the Nebraska Property Tax Incentive Act. The URL we tried 404'd and the programme was not read at a primary source.
- Any rate or payment figure, anywhere. Deliberate, which is also why the calculator page has no calculator.
And a sixth, on rent regulation: we make no claim about Nebraska rent control or state preemption, because we did not research it at a primary source this pass.
What else we will not do
- Quote rates or payment figures. They depend on the file and the day; you get them on a call.
- Present gross yield as an underwrite. Every table carrying it says what it excludes.
- Give eviction, landlord or legal advice. We are the lender. Foreclosure appears on this site because it is our own remedy and it prices the loan, not as a how-to, and never with notice forms or procedure.
- Give tax advice. The statutes are quoted; your tax professional and your assessor apply them to your parcel.
★ Why a lender's site leads with foreclosure
Because it is the honest centre of investment-property lending. A lender lending against a property is lending against its own ability to recover that property, and the statute that governs recovery is the statute that prices the loan.
Nebraska's answer is distinctive enough to be worth a site: one month of cure for everybody, rights terminating at the highest bid with no redemption, and then a three-month deficiency window the court must test against fair market value. Fast and certain on the asset, short and limited on the shortfall. That trade.
