- The county assessor's current actual value and tax figure. Nebraska assesses at actual value with no residential limitation, so this line is usually larger than people expect. Why.

We will tell you if the market you have picked is the wrong trade for what you are trying to do.
Lexington has the best gross yield in Nebraska at 7.23% and the thinnest resale market. Omaha has the deepest market and ranks 10th of 11 on yield at 5.50%. Kearney and Grand Island sit in between at 6.55% and 6.18%.
If you are buying one door from out of state and plan to refinance in three years, the highest number on the table is probably not your answer, because a cash-out refinance needs appraisal comparables, and the thin market that gave you the yield will not have them. That tension.
★ The good news, specific to Nebraska: the whole state spans only 2.04 points, so buying depth costs you less here than almost anywhere. We would rather tell you that up front than write a loan that gets stuck later.
